The L-shaped sofa sleeps 1 adult or child. A small child could share the sofa by sleeping on the short side of the L-shape. WiFi is provided and a large TV with Sky package is available for guests use.
The double bedroom at the back of the property is comfortable and has a large TV with Sky package, so you can lie in bed and watch TV. The kitchen has recently been refurbished and has everything you need to cook or heat up a meal. The small bathroom has a bath, shower and toilet.
NB. As this is a third floor apartment in a building with no lift, it may be less suitable for people with mobility problems.
Dogs are welcome at this apartment. Kids are welcome. A cot can be provided by prior request. There is a small play park right across the road from the apartment and other play parks can be found nearby.
As in most places in Edinburgh, parking is on-street and paid. However, with its close proximity (only 10 minutes walk or 5 minutes by bus) to Princes Street and 5 minute walk from the tram stop this apartment is ideally located to explore Edinburgh so a car is not essential.

Annette is a very great person. The flat was very clean, spacious, with anything we need.

Annette was at the apartment to meet us and was helpful too. It is a spacious flat and everything was provided and clean. It is well located and Edinburgh is walkable, we walked everywhere, 15 minutes to Holyrood. Very pleased with the stay. It is on the third floor so you do need to walk up some large set of stairs. Plenty of shops and eateries nearby.
Thoroughly enjoyed our stay. Annette was very friendly and helpful. Clean and tidy apartment. Slept well both nights. Recommended.

All was fine. 20\30 min walking to the center. We was 3 friends. The flat is clean.
I can highly recommend Annette as a host. The apartment was big enough for 4 people. The kitchen was very well-equipped. Towels and bedding provided were of great quality. The check-in / check-out was flexible and easy going.
The apartment is located in Easter Road, within a 10-minute walking distance to Calton Hill, with many shops, pubs, and convenient stores close by. Also, bus no. 35 to the airport can be reached within a 2-minute walking distance.
Perfect accommodation for visiting Edinburgh.
The the apartment is nice and, although small, is well equiped. The location is also good, and you can get to the Royal Mile in 20-30 minutes of walk.
The tundred bed, that is the two people one, is not really comfortable, specially for the back. We went four people and, in that case, the apartment ends a little small.
We had a great stay in Annette´s flat. It is conveniently located. If you want to use public transport, there is a bus stop (35 bus) in front of the house, which can leave you at the Royal Mile center or even the airport. The High Street in the Royal Mile is about 20-25 minutes walking distance at a slow pace.
The flat is warm and cosy, very clean and tidy and comfortably furnished. You have everything you need in the kitchen, is fully equiped. There are two bedrooms and a sofa bed at the living room, so it is perfect for 6 people. We were provided with linen, towels and pillows.
Annette was very kind, she explained us everything we had to know about the appartment and where we can find a supermarket, etc. She was willing to resolve any doubt at any moment during our stay in Edinburgh, she deserves a 10.
Maybe to say something to be added at the appartment, it would be a hairdryer.
I would advice anyone to stay at Anntte's place, excellent quality-ratio price.
The landlord was helpful and accomodating allowing us early access upon arrival at 1pm and let us stay a little longer on the day of our departure because our flight was late in the afternoon. That deserves 3 stars.
The 1 star is for the appartment, it was run down with old and stained sofa cussions, dripping taps, old creaking bed and overall messy appearance. The bathroom was appalling with a bath tub that had a broom stick siliconed to the gap between tub and wall to try and prevent water from dripping down to the wooden floor. Who has wooden floor in the bathroom??
So, poor standard in the whole unit.
There's no way you can walk to Princes St/Royal Mile in 5 min so the add is misleading.
Overall, I wouldn't rent it again and it's a shame because with some TLC this appartment could become really nice.
